If the lot does not have a garage, is there room to build one?
Yes. Most Lots will accommodate a garage of some size. Permits must be pulled at the Town of Stony Plain. Homeowners must receive approval prior to construction from the Landlord for all garages, sheds and additions or any changes to the Manufactured Home.
Are pets allowed?
Yes. Pets are allowed with some restrictions. Please see the office for those restrictions. A pet application form will need to be filled out at time of signing the Tenancy Agreement.
Are you allowed to store RV’s on the lot?
RV’s can only be on the Lot for 24 hours at a time. Boats, travel trailers, 5th wheels, enclosed trailers, open deck trailers etc. shall not be parked or stored on the Lot or on the Road or any area adjacent to the Lot.
Is there a designated adult area?
Yes. There are several areas in the community (68 homes) that are designated “Empty Nester Area.” Empty Nester means adults only, no children. The Children and Grand Children of Homeowners regardless of age are not permitted to live in this section. The homes in the Empty Nester areas are #1-29 including 29A and 29B, #30-50, #59-85, and #215-232.
Is there street garbage pick up?
The Town of Stony Plain picks up garbage every two weeks. There is also a compost and recycling program in place. All items are picked up at the Homeowners driveway.
Are utilities included in the lot rent?
No. Each Homeowner is responsible for their own utilities, including gas, power, TV, internet, etc. You will get a utility invoice from the Town of Stony Plain for water, sewer, and garbage.
What does the monthly lease rate include?
Meridian Meadows pays the taxes on the Lot. The Homeowner pays the taxes on the Home only. Meridian Meadows cleans the snow off the main roads. Homeowners clean the snow off their own driveways. Meridian Meadows maintains the grass in all common areas and the Homeowners maintain the grass in their own yard. Rent includes maintenance of the roads and lampposts.
Do the tenants own their own home?
Homeowners own their own home. Renting out your home is NOT allowed in the community.
Is the lot leased or owned?
The lot is leased on a Month to Month basis. Please check with the office for the current lease rate.
